The town of Oro Valley is intensifying efforts to enforce a recently passed ordinance that requires owners of short-term rental properties to register with local, county and state officials. The ordinance, which came into effect in February, provided a grace period of 90 days before strict enforcement began. Since Monday, fines have been levied against owners who have failed to comply, with late registrants having until June 6 to pay the $80 licensing fee and an additional $100 civil sanction. Despite this, only 113 of the 400-500 landlords believed to be covered by the ordinance have completed registration. The penalties are in place for owners who list on platforms such as Airbnb and VRBO. Complaints submitted by the public will be used to identify unregistered properties, with no proactive inspections planned. Registration requires owners to hold a sales tax licence from Arizona and record their property as a rental with the Pima County Assessor’s Office. They must also inform neighbours of their intent to use the property in this manner.
