Short-term rentals are increasingly popular, with platforms like Airbnb hosting over 150 million users and serving more than 100,000 cities around the globe. But as rentals become more mainstream, so do problems with unruly guests and intruders. Airbnb hosts who are unprepared for these negative experiences can be in for a rude awakening. However, there are plenty of security devices that can be added to a home to help mitigate these problems.

Here’s a look at 10 home security gadgets for Airbnb hosts to improve the safety and security of both their guests and their property.

The Most Compelling Reasons to Invest in Airbnb Security

Investing in Airbnb security is no different from investing in a traditional home security system—though it does come with its own set of rules to work around. Most importantly, a reliable security system will help keep guests safe. Guest safety and peace of mind are the most important aspects of any rental, and the presence of an exterior security system lets guests know their environment is being monitored for suspicious activity (or environmental hazards such as a burst pipe or fire).

Beyond keeping guests safe from intruders, a security system can also keep a home safe from unruly guests. Not all guests are as courteous as expected, and it’s not uncommon to hear horror stories of rentals torn apart by disrespectful parties. The presence of a security system lets guests know they don’t have free rein to tear through a home and could dissuade them from breaking house rules. And if the guest does break the house rules, a security system provides hosts with evidence to show authorities for insurance purposes and police reports.

Last, but certainly not least, Airbnb security systems can give owners peace of mind that their property is still in good condition. Many owners outsource management and cleaning services to third parties, and if an owner isn’t setting foot on their property every week, security systems make it easy for them to remain confident that nothing bad is happening to the investment. Rental properties are a massive expense. Folks taking a hands-off approach with their income property may want to have at least a basic security system installed to keep it a safe and nuisance-free part of the community.

Airbnb’s Official Security Camera Regulations for Hosts

Before discussing Airbnb security any further, it’s worth noting that Airbnb has some strict policies regarding security devices and security cameras. As of April 30, 2024, hosts are not allowed to have security cameras that record any interior portion of a property—such as hallways and living rooms. Hosts can, however, use exterior cameras as long as “they do not monitor areas where users have a greater expectation of privacy,” such as saunas or outdoor showers.

Furthermore, hosts need to disclose the location of exterior cameras to their guests. That means hosts will need to ensure their guests know exactly where cameras are located throughout the property, and none may be hidden or concealed from view. In other words, cameras must be in plain sight and can only be used to monitor exterior portions of the home.

For more details, hosts can consult the official Airbnb disclosure to ensure their listings fit all the regulations.

Top 10 Must-Have Security Gadgets for Any Airbnb Host

Even with Airbnb’s security restrictions, there are still several ways hosts can improve the safety of a property. From smart locks and entry sensors to video doorbells and more, here’s a look at 10 security gadgets that’ll put any Airbnb host at ease.

1. Smart locks

Smart locks are undoubtedly one of the best types of door locks for Airbnb owners. Not only do they give a property an updated, modern appearance for a great first impression, but many can be monitored remotely. This allows property managers to check in and verify that doors have been locked upon checkout—and if they haven’t, they can be closed remotely via a smartphone app.

Some smart locks can also be updated with temporary passwords for guests, letting property owners activate passwords for certain dates before deactivating them and issuing a new one to the next guest on the calendar. The Yale Assure Lock 2 is a great example of this, and is one of the best smart locks on the market. Best of all, it’s certified to work with Airbnb, allowing users to integrate their accounts and quickly send codes to guests.

2. Video doorbells and outdoor security cameras

While Airbnb prohibits interior cameras, video doorbells and outdoor security cameras are still allowed (so long as they’re disclosed to guests). Video doorbells are particularly useful, as they often include a two-way audio feature that lets hosts converse with guests who may have trouble unlocking the door or are confused about check-in procedures. They also capture footage of the front porch, which can be helpful for security purposes. It’s hard to go wrong with any of the best video doorbells, but the Ring Video Doorbell 3rd Generation offers a nice combination of pricing, performance, and style.

In addition to installing video doorbells, Airbnb hosts can improve exterior safety with one of the best outdoor security cameras like the REOLINK Argus PT, which comes with a solar charging panel and offers a 355º pan and 140º tilt to cover a wide area. Security cameras can deter crime when installed in the right places, making them a great addition to any property. For more options, property owners can check out the different types of security cameras to find which one works best for their Airbnb rental.

3. Entry sensors

Entry sensors send alerts when a door or window is opened or closed. These are crucial gadgets for most Airbnb hosts, as they give owners peace of mind that a home is secure after a guest checks out. There’s nothing worse than an Airbnb sitting vacant with its windows open for multiple days, as it opens the property to burglars or damage from inclement weather.

Shoppers can’t go wrong with any of the best door and window alarms, but the YoLink Smart Window Door Sensors are ideal for most households, as they’re easy to install, small and inconspicuous, and offer enough customization options that they should work for most properties. There are several types of window alarm sensors to choose from, so Airbnb hosts will want to do their research before making a final decision.

4. Motion sensor lights

Motion sensor lights come in a variety of shapes and sizes. Floodlights fall into this category, and they’re popular with rental cabins or homes out in the mountains or countryside. When motion is detected, the floodlight will activate—illuminating the area and recording the action on film. The Ring Smart Lighting Floodlight Wired is one of the best outdoor motion sensor lights, offering 2,000 lumens of brightness, two adjustable lights, and the ability to sync with the other Ring products for enhanced protection.

Other types of motion sensor lights can be installed inside to brighten up dark hallways when motion is detected, allowing guests to move around without needing to know where all the light switches are. Hosts will want to learn more about how motion sensor lights work before installing them, as they can become a nuisance to neighbors when used improperly.

5. Environmental sensors

Since an Airbnb property is an investment, hosts will want to employ every possible technique to protect it. To that end, environmental sensors are incredibly popular with Airbnb owners. These are typically offered as water-leak detectors, smoke alarms, and carbon monoxide detectors. When an issue is detected, the device will send an alert to an accompanying smartphone app—allowing hands-off owners to contact a repair person to fix the issue. There are plenty of great options to choose from—but the X-Sense SC07 Wireless Smoke & Carbon Monoxide Alarm is considered one of the best smoke detectors, while the Kidde 60WLDR-W Water Leak + Freeze Detector is one of the best water leak detectors. Hosts looking for one of the best carbon monoxide detectors that also senses the presence of explosive gas may want to consider the Kidde Nighthawk Carbon Monoxide/Explosive Gas Alarm.

6. Noise monitoring

While noise may not be an issue for a secluded cabin, Airbnb hosts with properties in the suburbs or condo complexes will need to put noise restrictions on their rental. Most homeowners associations (HOAs) and condo associations likely have a noise ordinance in place, and if a guest decides to throw a party or play loud music at night, owners could be on the hook for the fine. Noise monitoring devices can minimize this issue, as they’ll send alerts if certain volume thresholds are broken. Owners can then reach out to guests to remind them of the rules. The Minut Sensor is one of the most popular options among Airbnb hosts, as it provides robust printouts of noise levels and can even sync with certain smart locks to optimize its performance.

7. Home alarm system

The simplest way for hosts to get peace of mind about the security of their rental property is to install a home alarm system. The best home security systems come from reputable companies like Vivint, ADT, and SimpliSafe, encompassing all budgets and offering enough customization options to fit most homes. Alarm systems typically use a combination of security cameras, motion detectors, entry sensors, and other security devices to keep a home safe. Many companies also offer professional monitoring, ensuring that any tripped alarms are investigated by a team of experts. If needed, they can even call the authorities to the property.

Professional monitoring comes with a monthly fee, but it’s a worthwhile investment to keep an Airbnb rental safe and secure. For shoppers seeking a cheaper alternative, a DIY security system might be a better fit.

8. Safe boxes

Safe boxes can serve two purposes when installed in a rental property. When a safe box is placed in a public area, such as a bedroom closet, guests can use it to store valuables—giving them added peace of mind while they’re out exploring. Alternatively, owners can use safe boxes in locked utility closets or other restricted areas to give themselves peace of mind that their valuables are secure while guests are visiting.

Choosing one of the best home safes makes it easy to keep valuables secure, regardless of whether they’re the host’s or a guest’s. The SentrySafe SFW123GDC is a great option that offers tons of space, though the Amazon Basics Steel Home Safe is an affordable alternative.

9. Driveway alarm

A close up of a driveway alarm attached to a tree.
Photo: amazon.com

For hosts who live on the same property as an Airbnb rental (as is often the case with above-garage apartments or guest houses), a driveway alarm can radically improve the quality of life for everyone. These affordable gadgets are built to monitor driveways and send alerts when motion is detected. For Airbnbs, they let hosts know when a guest has arrived or when they have departed—making it easy to stay out of their way and give them a private vacation. Of course, these sensors detect all types of motion, so they’ll also send alerts if strangers are walking up the driveway at night, making them a nice add-on to a traditional security system.

The Emacros Long Range Solar Wireless Driveway Alarm is one of the best driveway alarms. It’s ideal for Airbnb properties, as its built-in solar panel means it doesn’t need constant battery changes or recharges. Hosts not sold on the power of solar panels can opt for a corded electric or battery-powered driveway alarm.

10. Pool alarm

A close up of a pool alarm.
Photo: amazon.com

Airbnb hosts whose property has a pool will want to strongly consider investing in a pool alarm. These devices detect when motion is sensed within a pool, helping to prevent children or pets from swimming unattended (or to alert someone if a child or pet does fall in). Pool alarms not only keep guests safe but can be used to protect hosts from potential liability.

The type of pool alarm owners will want to install will vary based on pool type and backyard layout, though the best pool alarms come in a variety of styles for all needs. The Poolguard PGRM-2 is a particular standout, as it’s easy to install, uses tamper-proof security features, and comes with a remote receiver to alert guests when motion is detected.

Additional Measures That Can Shore Up Your Rental Property’s Security

Beyond the above measures, Airbnb hosts will want to treat the property like a standard residence to improve its overall security. This includes a variety of simple things, such as keeping the yard maintained, ensuring valuables are placed out of sight and can’t be viewed from the street, and making the home appear occupied even when it’s vacant.

To this end, smart lights are a great option, as they can be toggled remotely (or set to a schedule) to make it appear as if people are living in the home. It may also be worth property owners parking a car in the driveway or having a trusted neighbor or property manager ensure no newspapers or mail is accumulating outside the house.

For hosts seeking a truly passive investment opportunity, partnering with one of the best Airbnb property management companies is worth the expense. Not only do these services help manage reservations, but they can ensure a home is safe and secure before, during, and after each guest visit. There’s a good chance an Airbnb property will sit empty for several days in a row—and if the rental isn’t properly secured and monitored, this opens a door for intruders. Good property managers know how to mitigate these risks, and when a home is also equipped with several layers of security equipment, the combination makes it easy to have a successful stint as an Airbnb host.
