Hamilton County has launched a new online portal for residents to report issues and violations related to short-term vacation rentals, including platforms like Airbnb, Evolve and Vrbo.
This portal provides a streamlined process for reporting specific complaints related to over-occupancy, nuisances, noise, litter, and other disruptions, as well as illegal or non-permitted rentals.
To file a complaint, follow these steps:
Visit Hamilton County’s Complaint Portal at https://hamiltontn.portal.opengov.com/categories/1086.
Click “Select” Next to Short Term Vacation Rental – Complaints.
On the complaint page, click “Apply Online” in the upper right corner.
Set up an account or log in on the Citizen Services Page and confirm contact information, then click “Next.”
Search for the address of the rental property in question and click chose location.
The location, owner name, and other relevant information about the homeowner will be displayed.
Click “Next.”
Enter complaint details in the notes/complaint section at the bottom and click “Next.”
Here add attachments such as pictures, videos, or sound recordings to support the complaint.
Finally, confirm and submit the complaint.
The portal allows for the reporting of various issues, including but not limited to: Over-occupancy, nuisances, noise violations, litter, parking violations, owner not responding within two hours, and any other disruptive behavior.
Here are some key rules for short-term vacation rentals in the county:
Rentals must display a sign with the maximum number of bedrooms allowed and the owner’s name and phone number, visible from the street.
Owners must respond to issues within two hours of being contacted about an issue at the rental.
Occupancy is limited to two people per bedroom, plus an additional two people (e.g., a two-bedroom house can host six people).
Parking is restricted to the driveway, with one car per two people allowed. Street parking is prohibited.
Quiet hours are from 10 p.m.-7 a.m.
All animals must be leashed when outside the home.
