I booked a cottage in Bath through Booking.com for my parents for two nights on Christmas Day and Boxing Day.
I arrived there on Christmas Day, after the allotted check-in time of 3pm, to find that the accommodation was not ready. This included wet towels dumped in the bath, all beds dirty and unmade and full bins.
I tried and failed to get hold of the agent through email and an out of office mobile number. After an hour, I gave notice that I intended to book another property if I had no contact by 5pm. This time came and I tried calling again. Having had no reply I made a new booking and informed him.
The agent got in touch at 5.45pm to apologise
